If a new build masonry chimney is required for a stove, it is likely both planning permission and Building Regulations compliance will be needed, and it is the responsibility of the property owner to ensure they are applied for and obtained. This type of “controlled work” is normally outside the scope and experience of most general builders, and there are frequently no guarantees or call backs if the work is found to be defective.
Approved Document “J” Building Regulations govern the installation of solid fuel appliances, hearths, chimneys and flues within England and Wales, but consideration should also be given to Health and Safety Legislation , relevant British Standards, and any Listed Building Legislation

Consulting a reputable HETAS engineer, Local Authority Planning Official, Surveyor, Architect or other competent person is frequently the best course of action where building works are necessary.
Keep all documention in a safe place, as you will be required to produce receipts and approvals if you decide to sell your house.
